    "Buy one, get one free!" "Get two for the price of one, today only!" We've all heard those marketing slogans or some variation. Can that apply to real estate? Buying a house and getting one free will probably never happen unless it's cleverly marketed. But I'm discussing the ideas of duplexes. A duplex is a residential building that's divided into two separate residences. In most cases, if you were to magically separate the residences, they would be able to function independently of each other. They may have separate driveways and sometimes private garages or carports. The community I'm referencing today is a small, cul-de-sac community of approximately 15 duplexes, some are one story, some two. They all have three bedrooms, and at least two full baths. Some of them can be sold or rented individually or as a complete duplex. What are some of the pros and cons of duplex living? Well, glad you asked!

    A pro that immediately comes to mind is if you purchased the complete duplex, you would live on one side, and you could rent or sell the other side. Most owners I know that own duplexes do not sell but rent the other side to a tenant or possibly to a family member. Renting the other side will provide income to you which can help you pay off the entire duplex faster or at least make the monthly payment a lot easier. Lately, I've talked to several people that are considering duplexes because they have elderly family members that they want close by, and there's nothing closer than to have them right next door if you need to get to them quickly.

    And that leads me to the biggest con that comes to mind. Your neighbor is literally right next door. Depending on the construction and layout of the duplex, you may not hear your neighbors at all or may hear them more than you would like. A well-designed and noise-insulated property can greatly impact how well you hear or don't hear what's next door. But if that's important to you, you will definitely want to research that before moving forward.

    Duplex living may not be for you, but it may be something you may want to consider for many reasons. Based on your current and possible future needs, two could very well be better than one.
